How do I finance the sustainability of my home?
On the Energy page in the Active of October 19, 2022, we drew your attention to the possibility of making an appointment with an Energy Advisor. For a co-payment of only €35, an independent and certified Energy Advisor will visit you. Together with you, the Energy Advisor will look at how you can make your home more sustainable. Good energy advice is important for understanding the steps you can take to save energy. Of course, these measures cost money, which isn’t affordable for everyone. For these people, there is the National Heating Fund administered by the Rijksoverheid. Homeowners can borrow money from this fund at a low interest rate to finance energy-saving measures. In some cases, loans of up to €25,000 are even interest-free.
Energy Savings Loan
The Energy Savings Loan is a loan of minimum €1,000 and maximum €25,000 for individuals with sufficient income. The loan has a term of 7, 10, 15 or 20 years and must be used to make the home more sustainable. This will reduce your energy bill. The money you save should be enough to repay the loan and interest in up to 20 years. Since November 1, 2022, households with an aggregate income up to €45,014 pay no interest when they apply for a new Energy Savings Loan. Energy Savings Mortgage
Because of income requirements and possible negative BKR registration, not everyone qualifies for the Energy Savings Loan. For these people, there is the Energy Savings Mortgage. The premise for this loan is that homeowners do not get into financial difficulty. The monthly repayment and interest depend on what the homeowner can pay based on existing loan standards.
In some cases, the loan is completely repayable and interest-free. This currently applies to an amount up to a maximum of €5,000. After 5 years, the Heat Fund will take another look at your financial situation. If it has improved, you may have to start repaying. Any residual debt upon sale or at the end of the term does not have to be repaid.
