How do I finance the sustainability improvements to my home?

In the Energy page of the 'Actief' publication of October 19, 2022, we informed you about the possibility of making an appointment with an Energy Advisor. For a small contribution of only € 35, an independent and certified Energy Advisor will visit you. Together with you, the Energy Advisor will look at how you can make your home more sustainable. Good energy advice is important to gain insight into the measures you can take to save energy. These measures naturally cost money, which is not affordable for everyone. For these people, there is the National Heat Fund of the national government. Homeowners can borrow money here at a low interest rate for energy-saving measures. In some cases, this is even interest-free up to a maximum of € 25,000.

Energy saving loan

The Energy Saving Loan is a loan of a minimum of €1,000 and a maximum of €25,000 for private individuals with sufficient income. The loan has a term of 7, 10, 15 or 20 years and must be used to make the home more sustainable. This will reduce the energy bill. The money you save must be enough to repay the loan and interest in a maximum of 20 years. Since November 1, 2022, households with a combined income of up to €45,014 will not pay interest if they apply for a new Energy Saving Loan. Energy saving mortgage

Due to income requirements and potential negative credit history (BKR) registration, not everyone is eligible for the Energy Savings Loan. The Energy Savings Mortgage is available for these individuals. The principle behind this loan is to ensure that homeowners do not encounter financial difficulties. The monthly repayment and interest depend on what the homeowner can afford based on existing lending standards.

In some cases, the loan is completely interest-free and without repayment obligations. This currently applies to a maximum amount of € 5,000. After 5 years, the Warmtefonds will re-evaluate your financial situation. If it has improved, you may have to start repaying. You do not have to repay any residual debt upon sale or at the end of the term.
