Issue of residential building plots It Súd phase 3, Hurdegaryp

The municipality of Tytsjerksteradiel is working on a new housing plan in Hurdegaryp: It Súd phase III. With this plan, we want to contribute to the growth, livability and vitality of the village. There will be 55 new homes, divided into different housing types. This will create a mixed residential neighborhood. 

The new neighborhood will be on the east side of Hurdegaryp, on municipal land. On the west side, the area borders the Easter Omwei. On the south side it lies against It Waarlamke.

The overall plan is divided into 6 sub-areas, with different housing types:

  • Subarea 1, 2, 3 and 5: 18 semi-detached houses and 8 patio houses.
  • Subarea 4A and 4B: 16 social housing units.
  • Subarea 6A, 6B and 6C: 13 vacant lots.

Information and available vacant lots (subareas 6A, 6B and 6C)

There are 13 free sector lots available for the construction of detached houses. These lots will be issued through private commissioning. This means that you have control over the construction of your own home, within the applicable rules.

Anyone who is at least 18 years old, and meets the other conditions as described in the Sales brochure free sector lots may register for a plot.

A lottery was held on June 19, 2025. In the process, a number of lots were not awarded and are now being offered publicly. The allocation of the lots is now on a first come, first served basis. See below under the heading Available free plots which plots are still available and how you can express your interest.

Land and plot prices

The 13 building plots intended for the construction of the 13 detached houses in private commissions (free sector) are sold at a fixed land price, which is € 350,- per m² excluding 21% VAT and buyer's costs. 

The buyer's costs consist of notary and land registry costs (including surveying costs). The plots have already been measured beforehand.

  • For lots 42 through 48, the ditch will be transferred free of charge. This is already included in the purchase price.

There are 26 lots available for project-based housing development.

The municipality has issued 26 building lots for the construction of a total of 18 semi-detached houses and 8 patio houses. These lots have been allocated to the four developers and/or developing contractors listed below.

Information social housing (subareas 4A and 4B)

Zoning Framework

For the development of the It Súd phase III housing program in Hurdegaryp, the municipality has initiated an extra-statutory environmental plan activity (BOPA) in order to enable the desired residential activities. This BOPA with reference "Hurdegaryp - It Súd Phase 3" was issued on January 28, 2025 and is integrally attached as an appendix to the sales brochure drawn up for this purpose.

Please note 

Currently, there is an objection procedure in progress. However, this does not have a suspensive effect, so the issued BOPA (permit) is still in effect. Interested parties can prepare their building plan (draft application) but are strongly advised not to submit formal building applications while the objection is still ongoing.
