On De Finne there are 8 building lots ready for sale. The lots are indicated on the situational drawing.
4 lots (1,2, 3 and 6) are intended for the construction of a detached house and 4 lots (4 and 5) are intended for the construction of semi-detached houses. The lots will be sold by tender. By November 1, 2021, interested parties can express interest. Please read the following information carefully before completing the registration form.
Plots for detached housing development
The 4 lots on which a detached house can be built will be sold directly to private interested parties. This means that you decide who will build your house. The house design must comply with the applicable Zoning Regulations and Welfare Requirements and the Building Code.
Lot prices were set by the City Council as follows:

The costs of transfer (deed costs) will be borne by the buyer. Note: There is no transfer tax due because VAT (high rate) is already included in the price.
If you qualify for 1 of these plots, you will receive a non-binding offer valid for 2 weeks. However, this option can be extended by 3 months if 1 percent of the total purchase price (excluding VAT) is paid in advance. This can be seen as an advance payment on the total purchase price but if the sale does not go through, this amount will be only partially refunded or not refunded at all, depending on the timing.
The sale is subject to the general conditions of sale. Tenderer is a private person who intends to occupy the lot to be purchased himself.
Draw
Because interest is relatively high, lots will have to be drawn.
Several lots can be entered in order of preference. The advantage of this is that you have a better chance of getting an option on one of the lots. A disadvantage may be that the most desirable lot eventually passes you by because when you obtain an option on another plot you are not automatically placed on the reserve list!
The raffle will take place as follows:
- All registration forms will be put (printed) in a large drum.
- This is shaken and then the forms are pulled out one by one.
- When the first form is drawn, it is clear that the first choice is given in option.
- When drawing the second form, in case the first choice is identical, the option can go to choice 2.
This system therefore also means that if there is a form with 1 unique first preference it does not automatically imply an allocation! When there are no more lots available and there are still registration forms, they will be placed on a reserve list in order of drawing.
In case one opting out, the next one on the reserve list will be given an option provided that the lot in question is listed among the choices. Registering for an option on 1 of these lots is no longer possible.
Plots for semi-detached housing development
Plots 4 and 5 on which a total of 4 semi-detached houses can be realized will be sold through a construction company or project developer. These lots cost € 155.00 per m2, excluding VAT. The area of the plots is 292 m2, 296 m2, 296 m2 and 298 m2 respectively.
Privately interested parties can contact the relevant company in due course.
Interested companies can apply for these building lots. A draw will be made to determine who will be given the lots under option.
Conditions are:
- the company in question is registered with the Chamber of Commerce and demonstrably focuses on the (small-scale) development and realization of housing projects.
- the company must be able to accept the land offer in a timely manner
- the company must have sufficient funds to purchase the land from the municipality in a timely manner.
The terms for granting options and paying the purchase price correspond to those of private individuals. Transfer of the lots can be done through an A-B-C construction and in any case must take place before new construction can begin.
The house design must comply with the applicable Zoning Regulations and Welfare Requirements and the Building Code.
Companies that declare that they can meet the conditions could express their interest. Registration is no longer possible. A (public) lottery will determine who gets the land offer. Again, we are using a reserve list.
