WOZ value (Valuation of Immovable Property Act)
Each year, the municipality determines the WOZ value (Valuation of Immovable Property) of all houses and other buildings in the municipality. This value is determined by looking at how well a property is maintained and where it is located, as well as by looking at comparable properties. The WOZ value determines the amount of the property tax (OZB).
In February, you will receive a property tax assessment (OZB) for your home or building.
- You pay property tax (OZB) if you own a property, such as a home or business premises.
- Do you rent a home? Then you do not pay property tax.
- Do you rent a commercial property? Then you do pay property tax.
The property tax assessment notice states the WOZ value. This is the value of the property on January 1 of the preceding year. So, in February 2025, you will receive the WOZ value as of January 1, 2024. We call this the valuation date.
Who receives a WOZ assessment/tax bill?
You will receive a WOZ assessment if you on January 1, 2025:
- was the owner of a house;
- was the owner of a house under construction;
- was the owner of a building plot;
- was the owner and/or user of a non-residential or combined building;
- was the owner and/or user of a plot of land or water;
- was a tenant of a property.
How is the WOZ value determined?
The WOZ value is equal to the amount that your property would yield if it were sold freely (free sale value). For the valuation, we look at properties that were sold around the valuation date. We compare your home with properties that are comparable in terms of, for example, type of home, year of construction and living space. Because not every home is the same, the assessment naturally takes into account mutual differences such as the size of the plot, outbuildings and the condition of the home.

Renovation or new construction?
Have you renovated or built a new house this year? Then we will look at the actual situation of your home on January 1 of the current year, so 2025. This is the condition date.

Reasons that may lead to a reduction in the WOZ value:
- The sold properties on the valuation report are not comparable.
- You have a valuation report around the valuation date with a value that differs from the WOZ value.
- You believe that the condition of your home has not been sufficiently taken into account.
Reasons that do not automatically lead to a reduction in the WOZ value:
- You believe that the WOZ value (property valuation) of your home has increased too much compared to last year or previous years. The WOZ values are not determined based on percentage increases but on the basis of comparable properties sold.
- There are differences between your home and comparable homes that have been sold, such as the size, architectural condition, or location. If a difference affects the value, this will be taken into account when determining the value of your home.
